The mattress cover had blood stains on it.
The beds are terrible. I took a mattress topper to put on the bed.
When I pull the sheets( by the way they do not have fitted sheets.) I took my own. The mattress cover was worn out and had blood stains on it. They did bring me another one. The house keeper said to me you would have never known the stain was there, if you had not pull the sheet off.
The lady in the office Anita. was not friendly. I had ask if we would come in early. First she said we could then change her mind.
I wanted to trade a day. I told her I had a motel in town. I think she was unset that I didn't stay there and pay the extra day.. I had a free motel in town.
We were there in Veterans Holiday vacation. Where you stay a week.
We left on Thursday, because the weather was getting bad. They do have a real nice fitness center.

Rip off artists and d-bags.
My widower 80-year old father tried to sell back his timeshares the last time he was in Branson. During the meeting the Roark rep charged $7500 on my dad's credit card (supposed miscellaneous fees for unloading the properties), had him sign some small print paperwork and sent him on his way.
Except the slimy rep didn't buy back my father's timeshares but sold him ANOTHER one instead! The bank says its legal because the contract was signed, even if under false pretenses, and Roark won't return any of his calls. Totally taking advantage of the elderly and ripping off old people. There's a special place in *** for people who steal from children and the elderly.
I hope these Roark mothers die old and alone, freezing and homeless next to a Branson dumpster after someone rips off their retirement savings. I would advise anyone not to do any dealing with Roark in any sense of the word.

We went for the plan hook line and sinker. It sounded to good to be true.
Rick Koening told us that we would be under the gold plan for under 100 dollars a month. We have used, or tried to use the program several times to find out that we receive more of a discount for our AARP or government employee than we have with their plan. Rick told us we could cancel the program at any time by letting them know we wish to cancel. I have called several times and talked to a lady that says she will pull the file and connect me to customer service.
Then there is a long hold and I have never talked to a so called customer service. We have put a stop payment on our checking account for auto withdrawal.
That is where we are at this time. Don't fall for this scheme!

Stay clear of Rick Koenig! We recently went on a tour with them, it was a nice little property with a great location.
We in fact we're very interested in purchasing a package until Rick Koenig sat at our table. He is a real smooth talker but very slimy and something just rubbed me wrong about him. Everything he said was to perfect and put together. We decided to take some time to think on things and thank goodness we did.
I found he is a huge conman, he was uping the price of the package by a lot for his own commission, and once we said we needed time his whole attitude changed he was done with us like trash. Did a quick google at home only to find this man Rick Koenig is a convicted felon who has done major time!

I have been waiting since March 9, 2020 to receive my deed that was to be mailed to me for my signature so that I can return it to the "Association" in order to complete the relinquishment process. I did read the minutes from the last owners meeting, never do they say what the quorum is for the meeting, only that a quorum to do the business was present, however the meeting began at 10:00AM CST and was adjourned at 10:12AM CST/
My husband and I went to Roark from 2/15-2/22. The place is so rundown and we were informed that our condo that we have been paying " fees" to maintain is inhabitable and all of the furniture has been removed a few years back to other condos.
There is only a skeleton crew working there. The main housing unit is completely shut down because it is deemed unsafe. We couldn't even go look at our room because we were informed that it was unsafe and was blocked off. Several other units near the river were also blocked off and uninhabitable.
Why the H... have we been forced to pay mainence fees on rooms that nobody can stay in because they are condemed? The whole time we stayed there NOBODY was parked anywhere near the main building and the rest of the condos near the water, nobody was staying there either. We were the ONLY ones staying there for the week.
We had also asked about the boats that had been free to use in the past. The receptionist told us that they had been broken for years. We have been owners since 1997 and needless to say we're very pissed when we received the letter from the new owners demanding money to repay for what we paid for once already. If any of you were to go there now it's like an empty paying lot.
When they redid the excersie room they took out the hottub and kiddie pool. The ONLY thing that was bussing around there was the excersie area which is used by all the local folk in Branson. Defiantly an eye opener and very disappointing compaired to what it used to be. Obviously our maintenance fees are being squandered on something other than maintaining the place.
I would not doubt that in the end after Capital has their next board meeting and everyone has relinquished their timeshare back to them that they will donate the rest to the nearby hospital and have them rear it down.
Capital will then not only profit from all of us paying them but will them get a huge tax credit for their donation. Just saying....

A class action suit is the only way to go.
I have also received the letter. I contacted a lawyer and was told it would cost more in lawyer fees than the 3 years of dues. I do not trust anything about Capital Vacations.
We received the same letter for our time share that we purchased around 1997. Has anyone contacted an attorney in the Branson area and if so who have you contacted?
I got the letter as well, been an owner since 1983. MY UNIT HAS NOT BEEN HABITABLE SINCE THE FIRST FLOOD!!
Time for a class action law suit. I am already starting the process.
We are in the process of sorting this whole mess out. We have been owners at Roark for 33 yrs, Now they want us to pay them to sell it back so they can renovate and resale, *** no!!!
Looked at the new owners on Better Business Bereau and boy did they have numerous complaints against them. Pretty sure I don’t want anything to do with this company.
All I can say is Gary Snaden must be rolling over in his grave. Interested to find if anyone is taking legal actions on this matter.

I did not get a response... calling resort today with a page full of questions. Totally feel taken advantage of and not sure if it is worth cost of legal fees to pursue.
