Sent us a letter saying we must pay them $8,200 plus the current maintance fee or pay them the cost of 3 maintaince fees to give them the time share back. The other option was to pay $500 plus a yearly maintaince fee that almost doubles to be put on appoint system and lose your yearly reserved spot. They want to renovate the place at our cost. This is for a *** one bedroom place!!

I have been waiting since March 9, 2020 to receive my deed that was to be mailed to me for my signature so that I can return it to the "Association" in order to complete the relinquishment process. I did read the minutes from the last owners meeting, never do they say what the quorum is for the meeting, only that a quorum to do the business was present, however the meeting began at 10:00AM CST and was adjourned at 10:12AM CST/

My husband and I went to Roark from 2/15-2/22. The place is so rundown and we were informed that our condo that we have been paying " fees" to maintain is inhabitable and all of the furniture has been removed a few years back to other condos.

There is only a skeleton crew working there. The main housing unit is completely shut down because it is deemed unsafe. We couldn't even go look at our room because we were informed that it was unsafe and was blocked off. Several other units near the river were also blocked off and uninhabitable.

Why the H... have we been forced to pay mainence fees on rooms that nobody can stay in because they are condemed? The whole time we stayed there NOBODY was parked anywhere near the main building and the rest of the condos near the water, nobody was staying there either. We were the ONLY ones staying there for the week.

We had also asked about the boats that had been free to use in the past. The receptionist told us that they had been broken for years. We have been owners since 1997 and needless to say we're very pissed when we received the letter from the new owners demanding money to repay for what we paid for once already. If any of you were to go there now it's like an empty paying lot.

When they redid the excersie room they took out the hottub and kiddie pool. The ONLY thing that was bussing around there was the excersie area which is used by all the local folk in Branson. Defiantly an eye opener and very disappointing compaired to what it used to be. Obviously our maintenance fees are being squandered on something other than maintaining the place.

I would not doubt that in the end after Capital has their next board meeting and everyone has relinquished their timeshare back to them that they will donate the rest to the nearby hospital and have them rear it down.

Capital will then not only profit from all of us paying them but will them get a huge tax credit for their donation. Just saying....

I have also received the letter. I contacted a lawyer and was told it would cost more in lawyer fees than the 3 years of dues. I do not trust anything about Capital Vacations.

I got the letter as well, been an owner since 1983. MY UNIT HAS NOT BEEN HABITABLE SINCE THE FIRST FLOOD!!

Time for a class action law suit. I am already starting the process.

We are in the process of sorting this whole mess out. We have been owners at Roark for 33 yrs, Now they want us to pay them to sell it back so they can renovate and resale, *** no!!!

Looked at the new owners on Better Business Bereau and boy did they have numerous complaints against them. Pretty sure I don’t want anything to do with this company.

All I can say is Gary Snaden must be rolling over in his grave. Interested to find if anyone is taking legal actions on this matter.

We purchased a Package and PNF $3186. We are wanting to take the Alaska Cruise in July 2020 and can not get any help.. People we talk to are very distant and do not answer our calls.

The mattress cover had blood stains on it.

The beds are terrible. I took a mattress topper to put on the bed.

When I pull the sheets( by the way they do not have fitted sheets.) I took my own. The mattress cover was worn out and had blood stains on it. They did bring me another one. The house keeper said to me you would have never known the stain was there, if you had not pull the sheet off.

The lady in the office Anita. was not friendly. I had ask if we would come in early. First she said we could then change her mind.

I wanted to trade a day. I told her I had a motel in town. I think she was unset that I didn't stay there and pay the extra day.. I had a free motel in town.

We were there in Veterans Holiday vacation. Where you stay a week.

We left on Thursday, because the weather was getting bad. They do have a real nice fitness center.

PEOPLE PEOPLE PEOPLE, when you book a travel club, you actually gotta work at it, you cant expect to use it within 30-60 days and expect a huge deal and savings, sheesh, it takes planning, and book 6 months to a year out, I mean where is the common sense? Did it go out the window with the stupidity of people?

Exactly my sentiments. We signed up for this Mickey Mouse outfit and we have never been able to book a trip.

What's more, my wife always gets cheaper deals through the other free websites like TripAdvisor, etc... If there is a lawsuit in the works, please include me, I've got a story to tell and money to recuperate.

Miserable place

Roark is a rip off. Over the years we hate wasted so much money ...this is a really bad resort. What do they spend our money on. Its a run down place and you can never get rid of it. Plus it is dirty. I cant even give the darn thing away..

We have had this timeshare since the 80's. It is by far the worse not so "investment" we have ever made. The maintenance fees have gone up nearly every year at Roark and are now at $653.00!! I DO NOT RECOMMEND AYONE BUY A TIMESHARE FROM ANYONE ANYWHERE. We can never get a resort at the time or place that works with our schedules. By the time you pay these outrageous maintenance fees, the RCI fees (that go up frequently as well) and the exchange fees - you can get a pretty nice hotel or condo for less money. I would say with all confidence that in the long run - any and all timeshare are one of the biggest scams out there.

My widower 80-year old father tried to sell back his timeshares the last time he was in Branson. During the meeting the Roark rep charged $7500 on my dad's credit card (supposed miscellaneous fees for unloading the properties), had him sign some small print paperwork and sent him on his way.

Except the slimy rep didn't buy back my father's timeshares but sold him ANOTHER one instead! The bank says its legal because the contract was signed, even if under false pretenses, and Roark won't return any of his calls. Totally taking advantage of the elderly and ripping off old people. There's a special place in *** for people who steal from children and the elderly.

I hope these Roark mothers die old and alone, freezing and homeless next to a Branson dumpster after someone rips off their retirement savings. I would advise anyone not to do any dealing with Roark in any sense of the word.

I suggest you do these things:

Call Roark & tell them you need to talk to a supervisor about this issue or you are going to do the following things listed below. When you do talk to them---BE NICE & PROFESSIONAL...ALSO, buy a good digital recorder & tape the conversation---but don't tell them you are recording the phone conversation.

BY recording the conversation you have notes to help you when you write a letter. Plus, if you need a lawyer, they can hear the whole conversation & hear what what said. In some states, you can record without letting them know & in other states you have to tell them. But this is used mainly to help you.

So, if they lie to you, threaten you, cuss you out & other things you have proof. A good lawyer also knows these laws I am talking about. Below are the things you tell Roark you're planning to do if this issue isn't resolved

#1) Contact your State Attorney General's office about this issue & tell them you feel it was a fraud & just need some information.

#2) Go to www.ftc.gov & file a federal complaint against Roark.

Tell the FTC the full story & that you were lied to by deception. You was told one thing & it ended up being something else. Also, let them know about the bank saying it was all legal. ALSO, request the free booklet from the FTC about Credit for consumers.

It has a lot of good information for the consumer.

#3) Call or Send a detailed letter to the Credit Card Company about this issue. Let them know THIS CHARGE WAS NOT APPROVED & EXPLAIN what was said versus what was done. According to Federal Laws, these charges should be dropped. (Tape this too for your notes).

Tell them you was told one thing but it was a 100% lie.

#4) File a complaint with the BBB in Branson, MO. #5) Post a complaint on Facebook & other social media to let people know. If you was a boss & knew I was going to do all this about your company screwing me or my family, what would you do?

Well, if they do nothing, just say -- "tell your boss I am going to be doing all this by ____ if I don't hear back. They can call me at xxx-xxx-xxxx -- If no reply, do it.

Bought the time share years ago. We dont use it all we due is pay the dues.we have tried to get rid of it.

I will take that time share to my grave. Now.

They have new owners and fees are going up a lot. Darn time share.

The new owners have not raised the fees; 2019 fees are the same I paid in 2016. They plan to update the units and have already done some updates on the facilities. Looking forward to what they have coming for us.

Before you pay another company to help you get rid of your timeshare, contact the resort directly. Some resorts will take the property back from you for free, or a minimal fee. Before you spend more money to get out of it- I would call the resort first.

We went for the plan hook line and sinker. It sounded to good to be true.

Rick Koening told us that we would be under the gold plan for under 100 dollars a month. We have used, or tried to use the program several times to find out that we receive more of a discount for our AARP or government employee than we have with their plan. Rick told us we could cancel the program at any time by letting them know we wish to cancel. I have called several times and talked to a lady that says she will pull the file and connect me to customer service.

Then there is a long hold and I have never talked to a so called customer service. We have put a stop payment on our checking account for auto withdrawal.

That is where we are at this time. Don't fall for this scheme!

Ridiculous. The pool is out of order. The hot tub is out of order. The sauna's are out of order.

The gym is unsanitary.

Cob webs everywhere. Broken cheap table and chairs on patio.

I wish I had seen this sooner before my husband and I were sucked in. I was told we could cancel at any time but then we called to cancel after losing our jobs.

To be told that its cant be cancelled and than to be told "you can travel why would you even sign up for this if you can afford to travel, we signed up a year ago when we had good jobs and could, and they said well you cant cancel but will see if we can push back this months payment. we haven't used the service because every time we try it says nothing is available and we don't plan to use it.

So my question to the above person who stopped the payments from your bank. what has been happening with them since you did that?

Do they call, mail? Have they left you alone or are they continuing to try and get you to pay?

Stay clear of Rick Koenig! We recently went on a tour with them, it was a nice little property with a great location.

We in fact we're very interested in purchasing a package until Rick Koenig sat at our table. He is a real smooth talker but very slimy and something just rubbed me wrong about him. Everything he said was to perfect and put together. We decided to take some time to think on things and thank goodness we did.

I found he is a huge conman, he was uping the price of the package by a lot for his own commission, and once we said we needed time his whole attitude changed he was done with us like trash. Did a quick google at home only to find this man Rick Koenig is a convicted felon who has done major time!

This is a total lie!!!! Anyone who has ever been to a presentation at Roark woud know that Rick Koenig doesn't even show property there!

He works for there travel club NOT timeshare and would never have shown the property. Also, he is a 47 year old father and husband and works with children in the community!!! This was not a true complaint. It was from someone who has a an personal beef with him and is slandering his name!!!!

We know exactly who said it (Ali) and she needs to make it right immediately! !!!!!!

Now let's state the truth on what really happened, this person was late to the presentation not once but twice and had to be rescheduled due to being late, this person became irrate pulling out the race card. So is what this review true 100% false and if she had been on time like she was told to be, actually told to be early, then none of this would have happened

This person even pitched a fit even after they gave the gifts promised upon completion of the presentation and she still through a fit. NOTHING PLEASED HER, SHE WAS LOOKING FOR A REASON TO PULL THE RACE CARD and say slanderish remarks via the web

The only nice thing we have to say is they were clean. We were told they werr newly updated and the first thing my family seen was a record player and cassette player combo with a radio on it that didnt work and the microwave was so big you could have cooked a turkey in it. The pool was broken no heat in it the pool light was floating in the pool wire and all! The hot tub was digusting!! We called down to the front desk for more towles and worker and i use this word lightly, "worker" explained we should have had enough towls to last us but if we needed more we needed to bring our dirty towles down to her and she would only exchange what we brought down to her, like the 1980 towles i just couldnt live without and want to steal them. The parking is so bad we have full size pickup nothing huge, when you pull in it was so close you cant get out!! Oh yes forgot about the T.V.s they may have gone and been the 70 or 80s floor models if you were lucky to have one in your room at all, poor mom didnt have one!!! Would never stay in this place again even if they would remodel or even hire new staff or got better towles! We have stayed in some cheap motels and 5 star hotels and this one is the worst by far. Just shut the doors or knock it down and start over or better yet who ever owns this, sell it and let the new owners start over!!!!! P.S. dont forget the old hard , spring sticking through mattresses that needed replaced!!!!!

I think someone was unhappy because they had to vacation with mom and dad. For the past 16 years I have owned 2 timeshares here never had any complaints.

Woman answering phone was so rude!

I called on 5/19/15 to try to get some information. My brother has rented a condo at Roark, and I wanted to know if they had space available, or if she could tell me what hotels were nearby. She cut me off repeatedly, and told me to just go online. I tried to explain that I already had, but I couldn't really discern what was near or not. She never did state if there were rooms there or not. She said she had someone on the other line and didn't have time to go through this. I will make sure my brother does not rent at this resort again.
